Case study 01 · Richmond, VirginiaA shingle-and-flat office roof already out for bid
The email reached the CEO of Virginia Asset Management, who forwarded it to his Director of Operations. The reply asked for the two roof sections quoted separately — and named the real question: whether to replace the flat a couple of years after new shingles.

- Public golf club
- Real estate investment and development
Virginia Asset Management was already evaluating a roof replacement when Tredegar Construction’s outreach reached its Midlothian office.
The business is a financial advisory firm, and the conversation was about its own office roof — not a portfolio of properties managed for clients. The email initially went to CEO Michael White, who forwarded it to Greg Pugh, Director of Operations.
Greg replied with a specific request: separate proposals for the shingled roof and the flat roof. He also explained the timing concern. The flat section appeared to have more life left, but the team was weighing the implications of replacing it a few years after installing new shingles.
Greg Pugh
Director of Operations · Virginia Asset ManagementBryan,
We are in the process of evaluating and obtaining proposals for replacing the roof. We are looking for quotes on both the shingled and flat. We would like them quoted separately. The flat appears to have a little more life, but the concern is replacing the flat a couple years after a new shingled roof has been installed.
Please let me know if you have any questions.
Thank you!

Rule: different buildings, different kinds of commercial demand
A public golf club, and a different shape of demand: replacement work on a secondary structure. Chuck named the building himself — the cart barn — then asked whether it was in Tredegar’s wheelhouse and when they would want to come take a look. The person who replied is the one who runs the facility day to day, so the roof problem and the authority to schedule a visit sit with the same person.

Carter gave the address unprompted, along with two specific failures and the cause — then flagged the complication that changes how the job gets scoped: the roof has a rooftop bar on it. Access constraints, failure points and a site visit, all before the first phone call.

Snipes Properties · Richmond, VAHey Bryan,
I have a commercial building in Scott’s Addition that we have some potential roofing repairs that need to be elevated and repaired.
The address is 2816 W. Broad Street
We have a roof drain pipe exiting the rear of the building that got broken during the freeze that needs to be replaced. There’s also a roof drain that is leaking under the roof tile. The roof has a rooftop bar on it.
Let me know if you can meet us onsite to evaluate.
