Case study 04 · Colorado & FloridaA preschool getting estimates and a property manager vetting vendors
Three replies across two contractors — a Clearwater preschool pricing repair against replacement, a Denver distributor’s president agreeing to a visit, and a property manager asking for licensing and insurance before adding a vendor.
- Preschool and childcare
- Professional beauty-supply distributor
- Property management
Romper Room Preschool in Clearwater was already looking for help with its roof when its reply reached Green Vista Roofing.
On August 7, Jerry asked for contact information and explained that the business was actively obtaining estimates for either repairs or replacement. The scope was still open, but the buying process had already started — Green Vista had a prospect seeking estimates, a business address, and a clear reason to discuss the work.

Jerry states no formal title in the reply, so none is claimed here. What the message does establish is the stage of the decision: this is a business comparing options, not one being asked whether it has a problem.
A different kind of opening, at each company
Rule: the useful reply names the next step, whatever that step is
Apex Roofing’s September 1 reply from The Beauty Boxx in Denver offered a different opening. President Donovan Kahler agreed to a visit and said morning or late afternoon could work. The Beauty Boxx supplies professional beauty products to salons and stylists — a distributor with its own building, not a single salon chair. No screenshot of this reply is published, so it is described rather than quoted.
Green Vista also received an August 3 response from Kimberle McDermott, Office Manager at KHI Real Estate. She offered to set the company up as a vendor and try it out, then asked the two questions a property manager asks before that happens: licensing and insurance, plus the full company name so she could look the business up on the state registry. KHI’s own website describes residential and commercial property-management operations.

That is an entry into vendor evaluation — not a confirmed job. It is worth publishing precisely because it is a different door: a management company that hires roofers repeatedly, asking what it needs in order to start.
The result: three conversations, three next steps
Between the two contractors, none of these replies was a generic acknowledgement. A preschool was comparing roofing options. A company president was willing to meet and had named the times that suited him. A property-management contact was willing to consider a new vendor and had said what she needed to see first. Each conversation arrived with its own practical next step already attached.
An active repair-or-replacement estimate request at a preschool, an agreed site visit with the president of a beauty-supply distributor, and an invitation to begin vendor onboarding with a property-management company.
These replies document sales opportunities, an agreed visit and a vendor enquiry — not completed inspections, awarded contracts, or revenue.
